Our approach to paints and finishes

Choose the system.
Consider the whole home.

At Blackthorne, coating selection begins with the substrate, its condition, the existing finish, and the result you envision. We consider established paint manufacturers alongside specialist mineral, wood, and decorative coating brands.

The products below form a researched selection guide for project specification. The exact product, primer, color, sheen, and application system are confirmed in your proposal. A premium label alone does not determine the right choice for every surface.

Florida exterior planning

Heat. Humidity. Coastal exposure.

Read the surface

Review substrate, coating adhesion, chalking, peeling, salt residue, visible cracks, and moisture concerns. Resolve underlying issues before selecting the finish system.

Specify the layers

Define cleaning, repairs, primer or base coat, finish coats, and the required film build against current manufacturer instructions. Stucco, wood, metal, and vinyl call for different decisions.

Plan the conditions

Use the product’s limits for surface temperature, moisture, humidity, rain exposure, and curing. Dark colors on vinyl or heat-sensitive materials require explicit manufacturer approval.

Florida exterior finishes

Exposure, substrate, and preparation come first.

Sherwin-Williams Emerald Rain Refresh

A premium acrylic option when dirt shedding and a clean exterior appearance are priorities. The manufacturer describes a self-cleaning coating technology.

Consider for suitable, properly prepared exterior surfaces. It does not eliminate cleaning, repair, or maintenance needs.

Manufacturer guidance ↗

Benjamin Moore Aura Exterior

A premium exterior option when color retention and a rich palette are central to the project. Benjamin Moore highlights fade resistance and UV protection.

Confirm the exact sheen, substrate, primer requirements, and approved color before specifying the system.

Manufacturer guidance ↗

PPG Permanizer

A 100% acrylic exterior alternative with manufacturer-listed dirt resistance, UV resistance, and a mildew- and algae-resistant coating.

Surface and color compatibility still matter. Coating resistance does not treat an underlying moisture or biological problem.

Manufacturer guidance ↗

Sherwin-Williams Loxon XP

A high-build masonry coating option for eligible stucco, concrete, and other masonry when wind-driven-rain resistance is part of the finish specification.

Confirm masonry condition, moisture, pH, curing, and the required film build. A coating does not replace crack repair or a building waterproofing assessment.

Manufacturer guidance ↗

Florida Paints SunFlex Hi-Build Masonry Coating

A regional manufacturer’s 100% acrylic exterior masonry option, with manufacturer-listed wind-driven-rain resistance, crack-bridging properties, and color retention.

Evaluate for eligible masonry after checking moisture, pH, existing coatings, and crack condition. Confirm primer and film-build requirements; the coating does not replace repairs or waterproofing assessment.

Manufacturer guidance ↗

Farrow & Ball Exterior Eggshell

A low-sheen exterior finish for suitable wood and metal, including doors, trim, and architectural details. Its 20% sheen offers a restrained, refined appearance.

Specify for the approved substrate with the manufacturer’s preparation and primer system. Review coastal exposure and application conditions; use a separate masonry system for stucco walls.

Manufacturer guidance ↗
Interior finishes

Choose for the room’s light, use, and cleaning demands.

Benjamin Moore Aura Interior

A premium option for color depth and a washable finish in living spaces. The manufacturer describes coverage and resistance to color rub-off during washing.

Choose sheen by room and surface condition. Samples in the actual light help establish the final palette.

Manufacturer guidance ↗

Benjamin Moore Scuff-X

A useful option for high-use walls and circulation areas where scuff resistance is a priority.

Match the sheen and substrate to the space; allow the specified curing time before normal cleaning.

Manufacturer guidance ↗

Benjamin Moore Aura Bath & Spa

A matte-finish option designed for high-humidity interiors, with a mildew-resistant coating.

Appropriate ventilation and moisture control remain necessary. This is not a shower waterproofing membrane or a mold-remediation treatment.

Manufacturer guidance ↗

Farrow & Ball Dead Flat

An ultra-matte, 2% sheen finish for interior walls, woodwork, and metal. Consider it for a cohesive color-drenched room where a washable, scuff-resistant matte appearance is desired.

Approve samples in the room’s natural and evening light. Confirm substrate preparation and the appropriate Farrow & Ball primer and undercoat before specification.

Manufacturer guidance ↗

Fine Paints of Europe EUROLUX Interior Satin

A 100% acrylic interior finish for walls and ceilings where a durable, easily maintained satin appearance is preferred.

EUROLUX Satin is not suitable for cabinetry; the manufacturer recommends ECO enamel for cabinets and millwork. Use the specified Fine Paints of Europe primer system and observe application limits.

Manufacturer guidance ↗
Cabinetry, doors, and millwork

A furniture-like result begins with a compatible system.

Sherwin-Williams Emerald Urethane Trim Enamel

A water-based urethane-modified alkyd for a hard finish on eligible doors, trim, and cabinetry. The manufacturer lists interior and exterior uses.

Cleaning, adhesion preparation, and the right primer are evaluated separately. Dry-to-touch does not mean fully cured.

Manufacturer guidance ↗

Benjamin Moore Advance

A waterborne interior alkyd option for doors, trim, shelving, and cabinets where flow and leveling are important.

Plan the project around the product’s recoat and curing requirements. Review the existing cabinet coating and substrate before selection.

Manufacturer guidance ↗

General Finishes Enduro

A specialist professional wood-coating family with clear 1K polyurethane and 2K systems to evaluate for cabinetry and woodwork.

The exact product matters. Two-component systems require their specified mixing, application, and safety controls; selection is confirmed for the project.

Manufacturer guidance ↗

Fine Paints of Europe ECO Satin

A water-thinnable urethane-alkyd enamel to evaluate for eligible cabinetry, doors, trim, and architectural woodwork when a rich satin finish and leveling are priorities.

Use the specified Fine Paints of Europe primer system and allow the required cure. ECO is not suitable for floors or exterior masonry and stucco; temperature and humidity limits are especially relevant in Florida.

Manufacturer guidance ↗
Mineral and decorative finishes

Specialist brands for a more individual expression.

Romabio Masonry Flat & Classico Limewash

Masonry Flat offers a full-coverage mineral look; Classico Limewash offers a more varied, breathable finish for suitable absorbent, unpainted masonry.

They are different systems. Existing paint and absorbency affect compatibility and primer requirements. Approve a sample for movement and coverage.

Manufacturer guidance ↗

KEIM Soldalit

A specialist sol-silicate exterior option for suitable bare masonry and sound previously painted masonry.

Confirm the current substrate-specific system with KEIM guidance, including preparation, repairs, and required base coats.

Manufacturer guidance ↗

Fine Paints of Europe Hollandlac Brilliant 98

A specialist oil-based high-gloss enamel for a dramatic finish on eligible doors, trim, cabinets, and other architectural surfaces.

High gloss reveals surface imperfections. Preparation, controlled application conditions, ventilation, and curing are central to the result.

Manufacturer guidance ↗

Modern Masters Metallic Paint Collection

Decorative metallic options for architectural accents, with products formulated for interior or exterior applications.

Select the exact formula and compatible protective coat where required. Approve a sample because application and light affect the effect.

Manufacturer guidance ↗
Primers and specialist surfaces

The topcoat is only one part of the specification.

Zinsser B-I-N & Cover-Stain

B-I-N is a shellac-based stain and odor-blocking primer for interior use and exterior spot priming. Cover-Stain is an oil-based interior/exterior primer option for stain blocking and eligible wood.

B-I-N is not a whole-surface exterior primer. Primer choice depends on stain type, substrate, topcoat compatibility, and application conditions.

Manufacturer guidance ↗

Sherwin-Williams SuperDeck

An exterior wood-stain family to evaluate when visible grain and a stained finish are preferred to an opaque wall coating.

Match the specific stain to the wood, existing treatment, and use. Decks and horizontal surfaces need products rated for that application.

Manufacturer guidance ↗

Tnemec Endura-Shield

A specialist protective-coating family to evaluate for demanding metal applications. Series 73U includes additional UV protection according to the manufacturer.

Metal type, corrosion, preparation, and a compatible primer system determine the specification. Review with the manufacturer’s coatings consultant.

Floors, roofs, pools, and other specialist uses

A separate surface.
A separate specification.

Garage floors, walking surfaces, roofs, pools, marine structures, and surfaces subject to immersion need systems rated for those uses. Wall paint, cabinet enamel, and a decorative finish are not interchangeable with those systems.

For concrete floors, evaluate moisture, preparation, traffic, slip resistance, and UV exposure before choosing a coating. Roof and immersion systems require dedicated compatibility and condition reviews. Availability and specialist scope are confirmed individually.

Choosing the finish

Questions, considered.

What is the best exterior paint for Florida?

There is no single winner for every Florida home. Emerald Rain Refresh, Aura Exterior, and Permanizer are premium acrylic options to evaluate; eligible masonry may call for Florida Paints SunFlex, Loxon XP, or a mineral system. Substrate, preparation, exposure, and application conditions determine the final specification.

Do you use only Sherwin-Williams or Benjamin Moore?

Our selection approach includes those established manufacturers and options such as Farrow & Ball, Florida Paints, Fine Paints of Europe, Romabio, KEIM, General Finishes, and Tnemec. Products are selected for the defined surface and finish goal, with the exact system confirmed for the project.

Can mineral paint or limewash go over an existing coating?

Compatibility depends on the specific product and the existing surface. Traditional limewash needs suitable absorbency; some mineral paint systems permit sound previously painted surfaces with specified preparation or primers. The property is reviewed before a system is confirmed.

Is an elastomeric or high-build coating always better for stucco?

No. Crack condition, moisture, substrate, existing layers, and the manufacturer’s system requirements matter. A high-build or crack-bridging specification is evaluated for the wall; it does not replace repairs or an assessment of water entry.

Can a paint prevent mold or fix a leak?

A mildew-resistant coating describes resistance on the paint film. It does not resolve water entry, inadequate ventilation, or underlying contamination. Those causes need attention before a finish is selected.

What will my finish proposal identify?

The defined surfaces, preparation, protection, product system, color and sheen direction, and relevant scheduling or curing considerations. Samples and manufacturer guidance help confirm specialty effects and compatibility.
